Page 1 of 3 On Tuesday 5th there was a meeting at Lynbrook kinder with a representative from VicUrban and a number of representatives from Community Housing Ltd. Community Housing Ltd (CHL) is a provider of affordable housing. They have purchased land behind Coles in Cilento Crs with a plan for 48 medium density townhouses and apartment. This is being developed as part of the federal government's Nation Building project and as such, the Minister for Planning is the Responsible Planning Authority, rather than Casey Council.
Initially I was concerned about the reputation that Housing Commission homes have, and that was mirrored by other residents in attendance. The CHL reps in attendance basically said that they have a very thorough screening process and what would equate to a property manager for the development. About 12 - 15% of residents will come from DHS lists with the remainder coming from CHL's lists. The development will be wholly owned by CHL with residents just renting. There won't be an option of rent to buy or the like.
After talking to CHL, and with others present, it sounds like this might not be a bad move for Lynbrook. No one wants criminals and drug dens close by, but this sounds more like an opportunity for good people fallen on hard times. If CHL manage the properties as they say then the development will probably be no worse, and possibly better, than any of the other rental properties around Lynbrook.
Construction is currently planned to commence in late May and take between 6 - 9 months. The other medium density developments are expected to commence over the next 1 - 3 years.
The Department of Planning and Community Development will accept written feedback on the CHL proposal. All submissions are to be received by Tuesday 18 May, 2010.

Comment by Robert on 2010-05-26 00:48:40 I recently signed up for a town house near by (Development by Roblet) but now considering come out of this contract. No matter what CHL and DHS say, wait to see the down fall of Property prices. | Comment by Anonymous on 2010-08-12 23:42:22 II believe we deserve a compensation for the drop in house prices - the house next to me has dropped to an asking price of $340 K to $370K , a while ago no house in Lynbrook was below the $400K mark, we paid for these houses a high price, we definitely deserve a compensation, a finacial one not just an apology from some one who will never be affected, and now | Comment by Anonymous on 2010-08-12 23:42:26 II believe we deserve a compensation for the drop in house prices - the house next to me has dropped to an asking price of $340 K to $370K , a while ago no house in Lynbrook was below the $400K mark, we paid for these houses a high price, we definitely deserve a compensation, a finacial one not just an apology from some one who will never be affected, and now | Comment by Anonymous on 2010-08-16 10:48:55 We only found out about the Commission housing plans in June this year by pure 'accident'. My clients have all sold up and already moved out of lynbrook as they fear the worst for the suburb. I have recently sold my house also. All our plans to stay in beautiful lynbrook have gone....there will be a high crime rate, the house prices will drop....our kids will not be safe and neither will we, no matter what anyone says. I feel for all those poor residents who still have no idea what is coming. The should have been more information about this...we should have been given the right to vote about this...this was a very sneaky. | Comment by Citizen of lynbrook on 2010-08-18 16:24:53 Lynbrook is going loose the property value......if there is low density houses in the centre of the lynbrook ....The standard of living will be cheap and school standard going to reduce.... why we should have lynbrook meeting if they dont listen to the peole of lynbrook..... Please take serious action agianst the housing condition otherwise the property value will be crashed....its no point of living in lynbrook. | Comment by steve beardon on 2010-09-05 01:38:37 I feel very concerned for Lynbrook and all Casey residents. I fought hard to stop this type of development as a councillor, and despite being howled down by fellow councillors, I encourage locals to keep speaking out and demand to be heard and respected. Property values need to be protected, and local objections heard. The voice of locals should be requested and then respected. Unfortunately those in elected positions , on all levels do nothing to ensure residential values are protected. A valid objection needs to be negative impact upon residential values-currently that is not a valid objection. Also many are not even asked if they want this type of development in their neigbourhoods, and/or the plans changed after many invest their hard earned dollars. It should not be a crime to expect to see a healthy return on your investment in your home, and it should not be a crime to expect to be able to purchase a lifestyle that excludes development, unwanted by the local community. | Comment by Anonymous on 2010-06-21 18:20:16 I am resident of Lynbrook and was not notified about the CHL/DHS proposal and therefore was not provided opportunity to attend the meeting on 12 May and therefore certainly not in a position to provide my feedback by 18 May. My opinion is that this is not a good move for the community. I think that the way this has been handled is appalling with little to no community engagement. (the mtg on 12 May was obviously just a token mtg) | Comment by Drew on 2010-06-22 21:38:24 I am a Lynbrook Resident & would like to know how & when we were supposed to have been notified about this meeting?? | Comment by Voter on 2010-06-29 09:36:15 Given the deleterious effect of such a development on property values, this will soon make ALL housing in Lynbrook more affordable. Why don't you put a large sign up on the proposed "Housing Commission" site so that prospective buyers of the nearby townhouses are advised BEFORE they buy. | Comment by Resident on 2010-06-29 16:08:01 (1) Is there any appeal avenue ?? Surely there's enough land in new sub-divisions in the outer east. (2) Why has not there been any earlier consultation process with current residents (3) Why sneak in the proposal and commence building so quickly (4) And why in a suburb that is promoted as a safe haven for the young and growing family (5) Is research available to show the effects of such housing on community safety and property values |
